Abstract
Background The real estate sector is highly sensitive to fluctuations in interest rates, which significantly influence project financing decisions. Interest rate volatility poses a critical risk to developers, potentially impacting borrowing costs, investment viability, and long-term project sustainability. Problem Statement Despite the growing complexity of financial markets, many real estate developers in India lack structured mechanisms to hedge against interest rate risk. Limited aware ness and usage ofavailable hedging instruments can leave projects vulnerable to macroeconomic shocks. Research Gap Existing research does not look into studying interest rate fluctuations amd its impact on the real estate indsutry. It also does not make actionable recommendations to mitigate the risk that comes with such fluctuations. Purpose This study aims to explore how macroeconomic factors influence benchmark interest rates & credit outstanding of scheduled commercial banks to real estate indsutry. It then aims to provide tangible methods that can be used by developers to minimize risks in interest rates. Method Primarydatais collected through interviews with real estate developers to understand f inancing practices and hedging behavior (if any). Thematic analysis will be applied to derive insights. Secondary data analysis involves two phases of multiple linear regression (MLR): 1. Phase 1 examines the impact of CPI and Commercial Paper rates on the 1-Month MIBOR rate. 2. Phase 2 investigates how the 1-Month MIBOR and NIFTY Realty index influence Gross Bank Credit Outstanding of Scheduled Commercial Banks to the real estate sector. VIF testing has been done post regression for assessing multicollinearity. Results The study’s regression analysis revealed that Commercial Paper (CP) rates have a strong positive influence on MIBOR, while CPI shows a counterintuitive negative relationship, suggesting policy shifts in inflation management. Furthermore, higher MIBOR levels were found to significantly reduce Gross Bank Credit to the real estate sector, establishing a direct link between benchmark rates and credit flow. Thematic analysis of interviews highlighted developers’ reliance on unsecured loans, minimal use of formal hedging instruments, and significant challenges faced by new entrants in accessing affordable credit. Conclusion The findings emphasize the critical need for developers and investors to adopt structured hedging strategies to navigate interest rate volatility. Tools such as laddered debt allocation, interest rate swaps, and inflation-linked bonds offer tangible ways to manage risk and stabilize financing costs. Without institutional support and greater awareness, the sector remains vulnerable to policy shocks and credit tightening. A shift toward proactive financial planning and regulatory alignment is essential for long-term sustainability
